premises and every part thereof. To Have and to hold the said piece or parcel of land or ground hereditaments and premises hereby granted and assured or expressed so to ke unto the trustees and the survivors and survivor of them and their and his sucessors and assigns to the use upon the trusts and for the ends, intents and purposes and with under and subject to the powers, provises, charges, de:larations and agreements, hereinafter limited, declared and contained of and concerning the same that is to say that the said trustees or trustee for the time being of these presents shall hold and stand possessed of the said land hereditaments and promises herein before described and shall collect and get the rents and profits thereof and shall pay thereout all the rates and taxes payable to the Government of Bombay and the Municipality of Bombay and shall spend such portion thereof as sball be requisite or necessary for the purpose of keeping the said hereditaments premises in the good repair and condition and of keeping them insured and for the purposes of managing the said trust and shall out of the residue of the rents and profits set apart at least five percent of the net annual income to wards forming a reserved fund to be used on occasions of urgency, emergeney or accident as the trustees may think proper and out of the
